01. The Challenge

This multi-residential development faced a key constraint: strict height zone restrictions, designed to protect the rights of neighboring properties and maintain a cohesive urban skyline. With three-story blocks planned, the challenge was to optimize unit count and spatial layout without breaching vertical limits or casting overshadowing or visual intrusion onto adjacent developments.

The sloped terrain added another layer of complexity. Excessive excavation would drive up costs and potentially destabilize surrounding sites. The challenge, therefore, was to design a high-density, three-story residential solution that respected both height regulations and the natural terrain.

02. The Solution

Our approach centered on tiered massing and context-sensitive placement. Each residential block was carefully positioned and stepped along the natural slope, allowing the development to sit comfortably within the height envelope while minimizing earthworks.

By using a split-level design strategy, we maintained the three-story structure where feasible, without creating unnecessary bulk or height exposure to the neighboring properties. Excavation was reduced to a minimum, preserving site integrity and lowering construction impact. This approach also allowed us to maximize sea views and solar access for multiple units, without breaching municipal height controls.

03. The Result

The result is a contemporary multi-residential complex that feels integrated, refined, and respectful of its urban context. The buildings cascade gently with the terrain, offering generous views, light-filled interiors, and open communal zones—all while staying strictly within the allowable height zone.

This thoughtful design not only safeguards the rights and views of adjacent developments, but also enhances resident quality of life, delivering a development that’s both visually appealing and highly functional. Through sensitive massing and efficient land use, the project sets a new precedent for high-density living that doesn't compromise on compliance or comfort.
